Tamko Underlayment & Deck Repair: The Tampa Owner’s Guide
We stock and install Tamko-compatible underlayment and deck repair materials across Tampa, with most deck repair jobs running $450 – $1,400 installed and full underlayment replacements ranging from $2,200 – $4,800 depending on roof size and deck condition. We carry Tamko AQUATITE, TW Underlayment 30, and self-adhered Tamko Moisture Guard on our trucks, so the most common repairs happen same day. Most Tampa homeowners discover the problem the way you probably did: a ceiling stain, a shingle tear after a summer thunderstorm, or a roof inspection that flagged deck softness around the vents.
Which Tamko Models This Applies To
This covers any Tamko shingle system installed over a deck that’s showing age: Heritage, Heritage Premium, Titan XT, StormFighter FLEX, and Elite Glass-Seal are the lines we see most across Tampa homes. The underlayment beneath them is either a felt-based TW product, a synthetic AQUATITE, or a peel-and-stick Moisture Guard. The tell is in the label: Tamko prints the product name and roll width on the selvedge edge, so if you can see bare underlayment at an eave or in the attic at a roof-to-wall junction, you can usually read it. We measure deck thickness during any repair, because Tampa homes built before 2002 often have 3/8-inch plywood or skip sheathing, and Tamko’s synthetic underlayments are rated for solid decks at 3/8-inch minimum. If your deck is thinner or gapped, we sister or replace boards before laying anything new. For the underlayment itself, OEM Tamko material runs a bit more than a comparable aftermarket synthetic, but for homes still under a Tamko system warranty, using Tamko’s own underlayment keeps the warranty chain intact. Outside of warranty, a quality aftermarket synthetic like a 60-mil product does the job well, and we’ll tell you the honest cost difference before you choose.

Signs Your Tamko Underlayment & Deck Repair Is Failing
- Staining around attic penetrations. Water runs to the lowest point first. Discolored sheathing around vents, pipes, or chimneys usually means the underlayment seal at that penetration has opened up, and the deck below has been wicking moisture for months.
- Soft or spongy deck spots visible from the attic. Tap test: a solid deck sounds flat, a water-damaged one sounds dead. If you can push a screwdriver tip into the plywood without effort, that section is gone and needs deck repair before anything goes back on top.
- Shingle edges curling or lifting after storms. Tampa’s afternoon thunderstorms push water sideways. When the underlayment’s top surface has worn, water gets under the shingle mat and stays there, which curls shingle edges over time.
- Granules in the gutters and a chalky feel on the shingles. Granule loss is part of aging, but when it’s paired with dampness in the attic, the underlayment has likely reached the end of its useful life and is no longer shedding water independently.
- Elevated attic humidity or musty smell. A failing underlayment lets vapor through even without a visible leak. If your attic feels like a sauna in August and smells damp in January, that membrane is no longer doing its job.

AfterReplacement Cost & What’s Included
For deck repair only, most Tampa jobs fall between $450 and $1,400, depending on how many sheets of plywood or OSB need replacing and whether the damage is isolated to one slope or spread across the roof. Full underlayment replacement over an existing deck runs $2,200 – $4,800 on a typical 1,800 – 2,600 square-foot Tampa ranch or two-story, including tear-off of the old field, any deck repairs, new Tamko-compatible underlayment, and re-installation of your existing shingles where they’re still serviceable. The range is driven by roof pitch, the number of penetrations, and whether we’re hand-carrying material in a neighborhood like Seminole Heights where the homes sit close together. Every estimate includes the parts, the labor, the dump fee, and a written price before any work starts. If we find additional deck rot once the old underlayment is off, we photograph it, show you the board, and give you a change amount in writing before we cut anything. No surprises. Erik Lindgren has always run Tampa jobs that way, and the 365-Day Done Right Promise backs the whole thing: if the repair isn’t right, we make it right.
DIY or Call Us?
You can safely check a few things from the attic or the ground: read the underlayment label if it’s visible at an eave, look for the staining patterns we listed above, and check your gutters for granules. What you should not do is pull shingles or cut into the deck yourself. Roof deck repair means walking on steep, hot plywood, and in Tampa’s humidity, one misstep on a damp deck is how people get hurt. We use safety harnesses and roof jacks on every pitch over 6/12, and we carry the right fasteners and Tamko-compatible sealants on the truck so the job gets done in one trip. Call (850) 600-8577 and we’ll get you scheduled for a free estimate, with shoe covers at the door and a clean-up photo before we leave.
FAQs
Felt-based Tamko underlayment typically lasts 12 – 20 years in Tampa’s heat and humidity, while synthetic AQUATITE products are rated for 20 – 30 years, though a Florida sun exposure on an unshaded roof can shorten either one. The bigger factor is your shingle layer’s condition: once the shingles lose granules, the underlayment takes direct UV and breaks down faster. If you’re seeing attic stains before year 15, the underlayment was likely installed over a deck that was already marginal or the fasteners were overdriven. Call (850) 600-8577 for a free inspection and we’ll tell you exactly what you have up there.
Isolated failures around penetrations can sometimes be repaired with a self-adhered patch, but once the deck below shows moisture damage or the underlayment has dried out and cracked across a slope, patching just moves the leak to the next seam. Most Tampa homes we see need at least one slope fully re-done. We’ll show you the condition before we recommend any scope, and the price is in writing either way.
A single-slope repair with moderate deck work is typically a one-day job. A full roof underlayment replacement with deck repairs across multiple slopes runs two to three days, depending on weather and how many sheets of decking need to come out. We coordinate the door schedule with you if the kids or pets are home, and the crew cleans up every day before they leave.
We keep Tamko AQUATITE, TW Underlayment 30, and Moisture Guard in the most common roll widths stocked at our Tampa shop, and we can order any Tamko-specific product from our local supplier for next-day delivery. We also work with GAF, Owens Corning, and CertainTeed underlayments if a different product suits your deck or budget better. Call (850) 600-8577 and ask what we have on the truck this week.
