Boral Roof Replacement in Tampa: What to Know First

We replace Boral roofing systems throughout Tampa as an independent Boral service provider, which means we are not affiliated with or authorized by the manufacturer. We simply know the product well enough to tell you honestly when a full replacement makes more sense than another repair. Most Boral roof replacements in Tampa take 3 to 5 working days once materials are on site, and the majority of what we replace are Boral concrete and clay tile systems that have outlived their underlayment, not the tile itself. You will always see a written price in dollars before any work starts. If you own a Boral roof and want an experienced, straight answer, call (850) 600-8577.

This page is for Tampa homeowners who already have Boral roofing, or who bought a home with it, and are trying to figure out whether to repair or replace. If that is you, you are in the right place.

How Boral Products Fail – and How We Fix Them

We see the same Boral failure patterns repeat across Tampa neighborhoods, from Carrollwood to Westchase to the older sections of South Tampa. The tile usually is not the first thing to go. Here is what actually fails, and what we do about it.

  • Boral concrete tile with worn-out felt underlayment. On Boral concrete tile roofs from the 1990s and early 2000s, the tile still looks great long after the old felt or early synthetic underlayment beneath it has lost its waterproofing. Water gets under the tile at hips, valleys, and flashings, then finds the roof deck. The fix is a full lift-and-reset: remove the Boral tile, replace the underlayment and battens, inspect every tile, and reset the ones still worth keeping. In Tampa, where afternoon thunderstorms soak a roof in minutes, this is the most common Boral replacement job we do.
  • Boral clay tile cracked from foot traffic or storm debris. Boral clay tile, especially the flatter profiles, cracks when someone steps between the battens, or when a branch comes down during a summer squall. A single cracked tile will not destroy the roof, but the broken pieces shift and expose the underlayment. We see this often in areas of Tampa with mature live oaks overhanging the roof. We replace cracked clay tiles first, then check whether the underlayment underneath has already begun to fail. If it has, spot repair becomes a full replacement discussion.
  • Hip and ridge failures on Boral tile systems. The hip and ridge caps on Boral roofs take the most wind and rain exposure, and the mortar or adhesive that holds them can crack and loosen over Tampa’s wet-dry cycles. When the caps loosen, water slips under the cap and into the roof deck. We reset hip and ridge lines using materials compatible with Boral profiles, then check the paper and flashing beneath. If the underlayment at the hips is gone, there is little point resetting the caps alone.
  • Valley and chimney flashing breakdown. On Boral tile roofs replaced earlier in Boral’s product history, valley metal was often not wide enough for Tampa’s rain volume. The tile funnels water into the valley faster than narrow metal can carry it away. We see rust-through at the corners and damp roof decking around chimney bases in older Tampa homes. On a Boral replacement, we upgrade valley metal and counterflashing to current Florida code regardless of what the original roof had.
  • Boral barrel tile that chatters on worn battens. Some of the older Boral barrel tile profiles were laid over wooden battens that, after 25 or 30 years of Florida humidity, soften and lose their hold. The tile will feel loose under hand pressure or shift slightly in a hard wind. This is dangerous to a crew and a sign that the batten system is failing from the inside out. We replace battens and re-anchor the tile as part of any Boral roof replacement, even if the tile itself is being saved.

Our Boral Roof Replacement Process

We treat every Boral job the way Erik Lindgren learned to read a roof deck back at Los Angeles Trade-Technical College: slowly and without guessing. You never get a rushed estimate or a pressured decision.

  1. 1
Initial call and on-site look. You call (850) 600-8577 and a live person answers, day or night. We schedule a time for a technician to walk the roof, examine the Boral tile profile, test for deck deflection, and document what is failing. You get a plain-language explanation before we leave.
  2. 2
Written price, before any work starts. We price the job in dollars, on paper, including tear-off, deck repair if needed, underlayment, battens, tile reset or replacement, flashing, and cleanup. That number does not change once work begins. Erik’s rule is simple: a written price before the first nail, that is just how the job starts.
  3. 3
Parts decision: OEM Boral tile or quality aftermarket. If your existing tile is still viable, we reset it. If we need replacement tile, we source matching Boral profiles first. Where original Boral tile is discontinued, we source a matching alternative with the same dimensions, weight, and color tone. We explain the trade-off before you approve anything. No surprises.
  4. 4
Careful tear-off and replacement. Shoe covers at the door, drop cloths through the entry and hallway, and a crew that treats the interior like their own. We coordinate door schedules if your dog needs to stay inside, and we use pet-safe product choices where there is one. The roof comes off, the deck is inspected and repaired, and the new Boral system goes back in.
  5. 5
Testing and documentation. We water-test valleys, flashings, and penetrations before we call the job done. Then we walk the property with you, show you the roofline, and verify that nothing is left behind.
  6. 6
Clean-up photo and the 365-Day Done Right Promise. Before the crew leaves, you receive a photo of the completed clean-up. Every Boral roof replacement is covered by our 365-Day Done Right Promise: if the work is not right, we make it right.

What Boral Roof Replacement Costs in Tampa

Pricing for Boral roof replacement in Tampa depends on the scope: how much decking needs replacement, whether your existing tile is being reset or replaced, and the roof’s pitch and access. Most full Boral tile replacements with new underlayment, battens, flashing, and a partial tile replacement run between $18,000 and $38,000. A lift-and-reset of existing Boral tile over new underlayment typically falls between $12,000 and $20,000. Roof deck repair, if water damage has spread, adds $2 to $4 per square foot of affected decking.

What moves the price: two-story homes, steep pitches that require extra safety equipment, tile profiles that are hard to source, and the amount of existing water damage hidden under the tile. You will see your exact number in writing before any work begins. Call (850) 600-8577 to schedule a free estimate with a Boral-experienced technician.

Why Tampa Homeowners Call Birchbark Roofing Tampa for Boral Work

Most Tampa homeowners with Boral roofs are not looking for the cheapest crew. They are looking for a crew that understands the tile, respects the house, and lets them sleep without wondering what got left behind. We cover all three. Our technicians are background-checked and uniformed, so you know who is on your property before a ladder goes up. We work with Boral materials, and when a Boral profile is no longer available, we know which GAF, Owens Corning, and CertainTeed alternatives will handle the roofline correctly. And because we are part of the Cedarwell family of independent local roofing businesses since 2000, we hold every job to the Cedarwell Care Promise: clean up like it is our own home, ask before we move or touch anything, respect your time and quiet hours, and explain the price before the work. That is how a roof gets replaced in Tampa, and we have never seen a reason to do it any other way.
