GAF Underlayment & Deck Repair: The Tampa Owner’s Guide

Underlayment and deck repair on a GAF roof in Tampa typically runs $400 to $1,800 depending on how much of the deck has rotted and which underlayment your system calls for, and we stock GAF-compatible materials on our trucks for same-week scheduling. Most homeowners find out they need this work during a leak investigation, after a storm pulled shingles loose, or when a roofer opens the roof for a reroof and the deck tells a different story than the shingles did. The underlayment is the waterproofing layer between your deck and your shingles, and in Tampa’s humidity and afternoon downpours, it works harder than almost any other component on your roof. When it fails, water gets to the deck, and a soft or stained deck is the first sign the repair just got more involved. We handle this work carefully, with a written price before anything starts.

Which GAF Models This Applies To

This applies to every GAF shingle system installed over a wood deck, including Timberline HDZ, Timberline UHDZ, Royal Sovereign, and the Designer series, because the underlayment and deck are beneath the shingle layer and independent of the shingle model itself. What matters more is which GAF underlayment was originally installed: Deck-Armor breathable synthetic, Tiger Paw, FeltBuster, or StormGuard in valleys and eaves. Each has a different thickness and fastening pattern, and we match the replacement to what your existing system and GAF’s current installation specs require. If we’re repairing a section rather than reroofing, we’ll pull a shingle and read the printed label on the underlayment when we can. When we can’t, we default to Deck-Armor for its vapor permeability and traction, which matter a lot on Tampa decks that spend half the year damp. You’ll see exactly which product we’re installing, by name, on your written estimate.

Signs Your GAF Underlayment & Deck Repair Is Failing

  • Water stains on ceilings or walls after heavy rain. In Tampa, an afternoon thunderstorm is often the trigger. The stain usually means underlayment has been compromised somewhere uphill from the visible damage, and water has been traveling along the deck before finding a seam or joint to drip through.
  • Spongy or soft deck when walking the roof. Plywood or OSB that has absorbed moisture loses structural stiffness long before it looks rotten from the surface. A soft spot underfoot is a reliable sign the deck needs replacement, not just a patch of new underlayment over it.
  • Shingles lifting, curling, or missing along edges and valleys. Underlayment in valleys and eaves takes the most direct water volume. When shingles fail there, the underlayment underneath is often already saturated and split, especially if the roof is more than 12 to 15 years old in Florida sun.
  • Visible felt or synthetic sheeting sagging in the attic or under eaves. If you can see underlayment from below, something has already failed structurally above it. This is often paired with deck staining and indicates the roof was patched at some point without addressing the underlying water path.
  • Mold or musty smells in the attic during Tampa’s humid season. Trapped moisture between deck and underlayment feeds mildew. Even without an active leak, this signals the underlayment is no longer managing moisture vapor the way it was designed to.

Replacement Cost & What’s Included

In Tampa, underlayment-only replacement on a section of roof usually falls between $400 and $900. Adding deck replacement pushes the job higher, commonly $700 to $1,800 depending on how many sheets are compromised and whether we’re pulling shingles off a steep pitch. The variables are roof pitch, deck condition once we open it up, and the cost of matching GAF-compatible underlayment to the existing roof system. We give a written per-sheet price for deck replacement before we start, so you’re not asked to approve open-ended work after the roof is open. Every repair includes disposal of old material, new fasteners, and a photo of the completed clean-up before the crew pulls out of your driveway. The work is covered by our 365-Day Done Right Promise: if it’s not right, we make it right.

DIY or Call Us?

What you can safely do is look, from the ground or a ladder, for missing shingles, obvious gaping at edges, and visible sagging in eaves. What you should not do is walk a damaged deck or start pulling shingles to inspect underlayment yourself. A compromised deck can give way without warning, and Tampa roofs are often steeper than they look from the street. We work with fall protection and we know how to read a deck the way a doctor reads an X-ray, slowly and without guessing, as Erik puts it. If you’ve spotted any of the signs above, a repair estimate is the fastest way to know what you’re actually dealing with. Call (850) 600-8577 and we’ll get a live person on the line to schedule the estimate.
